Darya Maltseva is an Associate in Robins Appleby's Commercial Real Estate and Development Group. Darya acts for clients buying, selling and financing commercial property, working alongside the deal team from first due diligence through to closing. When a transaction is moving quickly, she is the one tracking what has been searched, what turned up, and what it means for the client.
Her practice covers purchases and sales of commercial property, real estate financing, and the agreements development projects depend on, including crane-swing and tieback agreements and transfers of beneficial ownership.
Commercial real estate leaves little room for error. The investment is significant, the timeline is tight, and there is a lot to work through. Much of Darya's work sits in title and off-title searches. She reviews them, finds the issues buried in them, and explains those issues clearly to clients and the broader deal team.
Darya works with established corporations, developers and investors, as well as clients doing their first development or commercial property transaction. She comes in at the earliest stage of a proposed transaction and stays through closing, or steps in when something surfaces mid-matter.
Darya pays close attention to detail at every stage of a transaction. She also stays on top of the many moving parts of a deal. She works closely with the other lawyers on a file so the advice reaching the client is clear and practical. A former Division I tennis player, Darya has developed a strong work ethic, and remains disciplined and composed under pressure: qualities she now brings into her legal practice.
Tennis remains an important part of Darya's life outside the firm. She has played since childhood, continues to play regularly and serves as a director of the Newmarket Community Tennis Club
